I have been both a student and a professor of first time courses where both are learning at the same time.
All courses had to begin somewhere in this fashion. It depends very much on the dedication of the professor and the students in such a course.
First, in order to teach such a course, the professor must be willing to put in significant time before the course starts to read the relevant materials and make notes, to follow up on references to materials and to work problems before giving them to the students. As the course goes along, the professor must dedicate time to reviewing the notes that were taken, and to rereading the relevant resources for each lecture. Furthermore, the professor must followup on student questions which often can lead to several hours of research.
